How to Clean and Maintain ACP Cladding in the UAE Climate

Facades in the UAE take a beating. Heat, strong sunlight, wind-blown sand, coastal salt and humidity all work on the panels right through the year. The good news is that quality ACP keeps its colour and gloss for decades, as long as somebody gives it a basic care routine. This is the programme we recommend to building owners and facility managers.

What the UAE Climate Does to a Facade

Three things do most of the damage. UV and heat slowly break down weaker coatings, which shows up as fading and chalking. That is why coating chemistry, PVDF or FEVE, matters far more here than it does in cooler markets. Sand and dust settle on panel faces and sills, and once they sit there they trap moisture and scratch the surface every time the wind picks up. Salt and humidity speed up corrosion at cut edges, around fixings, and anywhere two different metals meet.

Good panels handle all three. ALUCOPANEL® skins are coil-coated with high-performance PVDF and FEVE systems made for Gulf exposure. Even so, no coating replaces a simple cleaning cycle, and most facade warranties ask for one.

Recommended Cleaning Schedule

How often you wash depends on where the building sits. Treat the table below as a baseline and clean more often after a sandstorm, or if you are close to the sea or a busy highway.

What to Do, and What to Avoid

Do this

Safe cleaning practice

Wash from the top down with clean water and a soft brush or sponge. For stubborn dirt, add a mild pH-neutral detergent. Rinse well afterwards so no detergent dries on the panel. Work early in the morning or in the evening, never on a surface that has been sitting in the sun. While you are up there, check the sealant joints and drainage weeps.

Avoid this

What damages panels

Keep abrasive pads, wire brushes and scouring powder away from the panels. Strong solvents, thinners, chlorine and alkaline cleaners attack the coating, so leave them out completely. Do not pressure-wash from close range or at an angle that pushes water into the joints. And never clean a panel hotter than 40°C, because the cleaner dries almost instantly and leaves stains.

For graffiti or paint overspray, test the remover on a hidden area first and speak to the panel supplier before you reach for solvents. The wrong chemical can dull a PVDF surface permanently.

Inspection: What to Look For

A ten-minute look around during each clean saves a lot of money later. Check for sealant joints that have cracked or lifted, panels with dents or damaged edges, corrosion staining around fixings, blocked drainage and weep holes, and any panel that moves or rattles in the wind. If fading or chalking suddenly appears on one elevation only, the cause is usually a cleaning chemical rather than the coating giving up.

If the building still carries older, non-compliant cladding, the inspection is also a good moment to plan an upgrade. Our building re-cladding page explains how UAE towers are replacing old PE-core panels with certified A2 and A1 ACP.

ACP Maintenance FAQs

How long does ACP cladding last in the UAE?

Quality ACP with a PVDF or FEVE coating regularly lasts 20 years or more in Gulf conditions, provided it was installed properly and gets cleaned. Coating warranties usually run between 10 and 20 years, depending on the system and how exposed the building is.

Can I pressure-wash ACP cladding?

Low-pressure rinsing from a safe distance is fine. Close-range high-pressure jets are not, because they push water behind the joints and damage the sealant. Soft washing is always the safer choice.

Why is my facade fading on one side only?

South and west elevations get the harshest sunlight in the UAE, so they weather fastest. Premium coatings keep that difference small. Heavy fading on one side of a fairly new building usually points to a low-grade coating or chemical damage.

Does cleaning affect the panel warranty?

Most coating warranties require regular cleaning and rule out aggressive chemicals. Keep a simple log of cleaning dates and the products used, because it protects you if you ever need to make a claim.
